The client had purchased the house with an under-utilised kitchen and dining layout, and wanted an improvement on this.
The current garden was elevated and the client wanted bi-foldable doors on the extension with an open plan to the garden. The architect had allowed for complex retaining walls but hadn't allowed any space for the patio or for the bi-folding doors to operate.
For this semi-detached home in Letchworth, Hertfordshire, we undertook a comprehensive ground floor refurbishment.
We resolved the issue of the retaining walls being too close to the extension by digging out part of the garden so we could install a patio at the same height as the kitchen. The retaining wall then started at the end of the patio.
The utility room was repositioned, as in the original plans it used the sole window on that side of the building. The window was instead left to be part of the kitchen, allowing for more natural light and a view to the outside world.
